Renovating/Building
Canbrella suggests you receive 3 – 5 quotes from different contractors specifying the same material, quality and quantity. After you have decided which contractor you wish to work with you retain the services of Canbrella.
We review the following and make recommendations:
1. We review and make recommendations on the scope of the project
2. Verify all insurance coverage with contractor, trades, and sub trades, etc.
3. Provide our own contract between owner and contractor which includes the following:
a. full description of the work
b. full description of the materials and products to be used
c. date(s) when the work will start
d. date(s) when the work will be completed
4. Clear payment schedule(s)
5. If required, money shall be held in a trust account providing a mutual level of confidence between parties
6. Contractor shall receive a letter of credit
7. Contractors warranty detailing what it is, what is covered, and the period covered
8. The responsibilities of all parties involved
For the contractor/builder we also work with both parties to arrive at a mutual and satisfying agreement for any additional costs thus maintaining a good working relationship.
Private Sale Agreement
Canbrella will assist you in preparing the proper agreement for the private sale of your real estate property. This includes discussing and providing the clauses for each individual offer.
Pre-Offer Real Estate Inspection
Canbrella will provide an inspection before the offer to purchase is prepared or prior to listing. We shall verify the condition of the building, zoning, fire, environmental issues, etc.
New Home Pre-Delivery Inspection
Canbrella will provide the client a digital history of the inspection. Written defects (if any) provided to the client. Followup with builder for a committed timeline. Provide documentation if requested to Tarion.
Restoration Time Management Assist
Canbrella will review your real estate property insurance. We will make recommendations to ensure you receive what is set out in your insurance policy in a timely manner and if required coordinate with restoration of your insured property.
Property Management
Canbrella is committed first and foremost to customer service and client retention. Our aim is to increase how the property is managed and maintained. This includes decrease in tenant vacancy, continuous process improvements to site, increase the value of property for investors and insure client satisfaction.
Permit Application
Canbrella offers you or your business “agent representation” on permit applications. Examples: Liquor license, zoning, committee of adjustments, demolition, etc. Contact your Canbrella representative for details on permits in your region and how we may assist you.
